Your credit score has no relation to how much money you owe. It only cares about how you paid back what you borrowed โ whether it was $1,000 or $100,000. A person with a $500 credit card balance, paid on time every month, can have an 800+ score. What matters is behavior, not balance size.
Mortgage lenders care far more about your credit history than just the score number. A 620 score with a messy history of collections, late payments, and unresolved charge-offs can still result in a denial. Lenders want to see a clean, consistent pattern of responsible credit behavior โ not just a number. This is also why credit repair is not just about deleting accounts; it's equally about reestablishing positive credit.
There are multiple scoring formulas, and the one on your free app is almost certainly not the one a mortgage lender will use. Free apps use VantageScore or non-mortgage FICO models โ scores that can run 30โ80 points higher than what lenders actually see. Mortgage lenders use FICO Model 2, 4, or 5. Don't be surprised when your lender's number is lower than your app.
